The studio flat "Green Paula" in Osnabrück's Kalkhügel district is designed for people who are temporarily relocating their centre of life to Osnabrück and are looking for a beautiful, well-maintained and modernly furnished home with full facilities for a limited period of time, without having to make a long-term commitment and organise a lot!
About the flat:
The approx. 20 square metre flat is located on the top floor (3rd floor) of an apartment building that was extensively renovated in 2022. The flat was tastefully furnished to a high standard in 2023.
A modern and fully equipped kitchen with a beautiful counter and designer chairs, a comfortable single bed (120 cm) with adjacent shelving and seating furniture, a desk and a wardrobe are among the central features of the flat, as is the beautiful wardrobe in the entrance area.
When furnishing, we invested a lot of love in the details and placed great emphasis on ensuring that the flats are not only functionally furnished but that furniture, textiles and colours are harmoniously coordinated to create a beautiful living atmosphere.
The modern kitchen in slate grey contrasts beautifully with the sand-coloured linen curtains, the linen and wool carpets and the warm light.
The living area and hallway are designed with wood-look vinyl flooring, the bathroom with high-quality porcelain stoneware flooring in a natural stone look. The bathroom is equipped with a bathtub. The room is supplied with daylight through the window.
Kitchen:
The slate grey kitchen is one of the highlights of the flat. It is equipped with an oven, a cooker (2-burner) with extractor bonnet, a refrigerator and a dishwasher. A kettle, a toaster and a coffee pod machine are also part of the kitchen equipment, as well as pots, pans, cutlery, crockery and numerous other kitchen utensils.
Sleeping area:
The sleeping and working area have been custom made to make the most of the floor plan. The bed is 120 cm wide. The slatted frame is manually height-adjustable at the head and foot end. A high-quality 7-zone cold foam mattress (H2/H3) ensures comfortable sleep. There are two drawers on castors under the bed, which serve as storage space for our guests. Next to the bed is a furniture solution that offers a storage box and a seating cabinet in addition to a shelf area.
Internet, TV & Audio:
Smart TV enjoyment is provided by a 43" LCD TV from Metz, which can be moved into the desired perspective by means of an adjustable wall mount. With a personal account, Netflix & Co. can also be enjoyed here.
The high-speed internet not only ensures carefree streaming pleasure, but also enables digital work with the corresponding transmission speed. According to the provider, the maximum speed is 100 Mbit/s download and 40 Mbit/s upload. The normally available speed is stated by the provider as 83.8 Mbit/s download and 33.4 Mbit/s upload.
A small Bluetooth speaker is available for enjoying your favourite music.
Laundry:
Laundry can be cleaned in (hidden)ment if required. Here, our guests have access to a small laundry room equipped with a washing machine and a tumble dryer. A table ironing board and an iron are also available to our guests in the flats.

Kalkhügel is a particularly beautiful and popular district of Osnabrück, not far from the city centre. There are shopping facilities, pharmacies and restaurants in the immediate vicinity. The Moskaubad, a beautiful swimming pool in the heart of the Osnabrück desert, is also just a few minutes' walk away.
Connection:
Good connections to the A30 and A33 motorways. Bus stops are located in the immediate vicinity of the flats. Car-sharing parking spaces are also available in the immediate vicinity. By bike you can reach the city centre, the university and the main railway station in just a few minutes.

Über die Wohnung:
Das circa 20 Quadratmeter große Appartement befindet sich im Dachgeschoss (3. OG) eines in 2022 umfangreich sanierten Mehrfamilienhauses. Die Wohnung wurde 2023 hochwertig und geschmackvoll möbliert.
Eine moderne und voll ausgestattete Küche mit einem schönen Tresen und Designerstühlen, ein komfortables Einzelbett (120 cm) mit angrenzenden Regal- und Sitzmöbeln, ein Schreibtisch und ein Kleiderschrank zählen wie auch die schöne Garderobe im Eingangsbereich zu den zentralen Ausstattungsmerkmalen der Wohnung.
Bei der Einrichtung haben wir viel Liebe in die Details investiert und großen Wert darauf gelegt, dass die Wohnungen nicht nur funktional möbliert sondern Möbel, Textilien und Farben harmonisch aufeinander abgestimmt werden und eine schöne Wohnatmosphäre erzeugen.
Die moderne Küche in schiefergrau bildet einen schönen Kontrast zu den sandfarbigen Gardinen aus Leinen, den Teppichen aus Leinen und Wolle sowie dem warmen Licht.
Wohnbereich und Flur sind mit einem Vinylboden in Holzoptik gestaltet, das Bad mit einem hochwertigen Feinsteinzeugbelag im Naturstein-Look. Das Badezimmer ist mit einer Badewanne ausgestattet. Durch das Fenster wird der Raum mit Tageslicht versorgt.
Küche:
Die schiefergraue Küche ist eines der Highlights des Appartements. Sie ist mit einem Backofen, einem Herd (2-Felder) mit Dunstabzugshaube, einem Kühlschrank und einer Spülmaschine ausgestattet. Ein Wasserkocher, ein Toaster und eine Kaffeepadmaschine gehören ebenso zur Küchenausstattung wie Töpfe, Pfannen, Besteck, Geschirr und zahlreiche weitere Küchenutensilien.
Schlafbereich:
Der Schlaf- und Arbeitsbereich wurden individuell gefertigt, um den Grundriss optimal auszunutzen. Das Bett hat eine Breite von 120 cm. Das Lattenrost ist am Kopf- und Fußende manuell höhenverstellbar. Eine hochwertige 7-Zonen-Kaltschaummatratze (H2/H3) sorgt für komfortablen Schlaf. Unter dem Bett befinden sich zwei Schubkästen auf Rollen, die unseren Gästen als Stauraum dienen. Neben dem Bett befindet sich eine Möbellösung, die zusätzlich zu einer Regalfläche auch eine Stauraumbox und einen Sitzschrank bietet.

Für das smarte TV-Vergnügen sorgt ein LCD-TV in 43“ aus dem Hause Metz, der sich durch eine verstellbare Wandhalterung in die gewünschte Perspektive bewegen lässt. Mit einem persönlichen Account lassen sich hier auch Netflix & Co. genießen.

Auch das Moskaubad, ein schönes Schwimmbad im Herzen der Osnabrücker Wüste, ist in nur wenigen Gehminuten erreichbar.
Anbindung:
Gute Anbindung an die Autobahn A30 und A33. Bushaltestellen befinden sich in unmittelbarer Nähe der Appartements. Carsharing Stellplätze stehen ebenfalls in der näheren Umgebung zur Verfügung. Mit dem Fahrrad erreichen Sie in nur wenigen Minuten die Innenstadt, die Universität und den Hauptbahnhof.
