We are a search engine and information service that finds links to available housing in the EU everywhere on the web and notifies our users when new relevant housing is found. All information and communication on the website is in English, including legal information, mails from the service, mail dialogues with user support etc. We do not provide direct contact between housing seekers and housing providers. As a housing seeker, you will be forwarded to the accommodation on other websites that our robot crawler finds, where there is usually, but not necessarily, direct contact information to the housing provider. The accommodations in the search engine are primarily search results, where a smaller amount of data is provided, and where there is being linked to the websites where the available accommodations have been created and advertised. Our goal is to collect as many accommodations as possible in our search engine, so our paying users can get as comprehensive an overview of available rentals on the market at any given time. The accommodations in the Search Engine come from many sources, including real estate agents, real estate companies, housing associations (publicly available accommodations), potentially housing advertised on other housing portals and potentially housing advertised on social media. Swap housing may be included. Linking to sources that may require payment and/or user registration to get access to the accommodation, including publicly available accommodations from housing associations, who have the legal right to require paid membership and may have waiting lists. Only a small part of the accommodations are created manually by created users. The service is mainly a search engine, but if a provider creates an ad, this is always marked clearly in the search overview and on the ad itself.

On all accommodations there is a reporting feature, where a user can report data errors in the ad, or if the source there is linked to does not work. If a user find a significant difference between the accommodation presented in our search results and the accommodation that exists on the original source, the user is rewarded with one weeks free access to all our PremiumUser services. If special conditions apply to an accommodation, this is written on the accommodation in question in the search overview and at the top of the accommodation itself. In addition, the user must confirm to have have understood the special conditions that apply to the accommodation, by checking a checkbox. If the user does not check the checkbox, the user can not proceed in the flow.

It is emphasized that most accommodations are added by the robot crawler, that screens the internet for available accommodations and links the users directly to these accommodations, while a smaller amount of accommodations are  created directly by housing providers. Some housing providers, who do not wish to advertise their accommodations (becase the don't want to be contacted by many housing seekers) use the platform to contact individual housing seekers directly. All housing seeker ads on the platform are created directly by housing seekers who have signed up to the Search Engine.

1. General terms
1.1
These terms and any other supplementary terms referred to herein (collectively referred to as the “Terms”) apply to any use of www.housingtarget.com (referred to as the "Housing Search Engine"). The Terms apply to the User’s use of the Housing Search Engine, which is operated by HT Medier ApS, Mynstersvej 3, 1827 Frederiksberg, Denmark, Central Business Register (CVR) no.: 36997761. “User” means a person who creates an account with the Housing Search Engine. "PremiumUser" means a User who has purchased a subscription service which provides a number of advantages. These advantages are described in section 3.2 for housing seekers and in Section 4.5 for housing providers.
All information and communication on the website is in English, including legal information, mails from the service, mail dialogues with user support etc
1.2
The Housing Search Engine is partially a fully automatic market platform, where Users can post user-generated content in the form of housing advertisements or housing seeker ads , where housing seekers can access each other’s contact information, and where Users can access relevant search results in the form of housing ads or seeker ads. Since the Housing Search Engine is a marketing platform, that works as a meeting place between housing providers and housing seekers, the User must state correct contact information. The User is obligated to state the User's name and email adress correctly. This information is stated by clicking Your profile in the top right corner and then choosing "Your data".
1.3
The Housing Search Engine is partially a search engine which aggregates vacant accommodation from freely accessible websites through crawling.
1.4
Functionality for housing seekers: The Housing Search Engine is a search engine that gives housing seekers an overview of a significant part of vacant accommodation rentals on the market at any given time. The accommodations in the search engine are search results, where a smaller amount of data is provided, and where there is being linked to the websites where the available accommodations have been created and advertised. Only a few of the accommodations are created manually by users. On all accommodations there is a reporting feature, where a user can report data errors in the ad, or if the source there is linked to does not work. Only a small part of the accommodations on the Housing Search Engine are created by the housing providers themselves. For these, an email with the housing provider’s contact details is sent on the email when the housing seekers requests further information. The Housing Search Engine does not establish direct contact between housing seekers and housing providers, nor has the Housing Search Engine entered into any agreements with housing providers for that purpose. It is emphasized that in most cases, the housing seeker must upgrade to become a PremiumUser in order to get further details on the accommodation. If a housing seeker creates a search ad, housing providers may contact the housing seeker by email or telephone and offer accommodation that fits their preferences (paragraph 3.2 specifies which services are available free of charge to all Users and which services are available to PremiumUsers only).
1.5
Functionality for housing providers: Housing providers may use the Housing Search Engine to market their vacant accommodation. A housing provider may create an advertisement for available accommodation, or contact housing seekers who have posted an advertisement for available accommodation directly. When contacting a housing seeker via a housing seeker ad, the housing provider will receive an email with the housing seeker’s contact details. The housing provider must upgrade to PremiumUser in order to contact all housing Seekers (paragraph 4.5 specifies which services are available free of charge to all Users and which services are available to PremiumUsers only).

If the User relocates to another country, this information must be updated on the User profile before purchasing a service on the Housing search engine.

3. For housing seekers

3.1
A housing seeker is a person who is currently looking for accommodation. Only persons looking for new accommodation can register as housing seekers with the Housing Search Engine. It is emphasized that it is not permitted to create a housing seeker profile without having a real wish for a new accommodation and just to orientate about the market, since it can lead to wasting other users' time. The User must ensure that the housing seeker ad is true and accurate, and it is not permitted to write contact info, including phone, mail adresses and web urls in a housing seeker ad. The Housing Search Engine may show the content of the housing seeker ad on Housingtarget.com, on other websites, on social media and with partners. The housing seeker ad must be disabled by the Housing seeker immediately, and no longer than within two days, when the search is no longer relevant. If the User fails to do so, the User's account may be closed immediately and without warning.
3.2
The following services are available to the housing seeker without payment:  The housing seeker may create a search ad where housing providers that are PremiumUsers may contact the housing seeker. The housing seeker may receive email notifications of relevant accommodations (the housing seeker can try to find the source of the accommodation by her-/himself, if the housing seeker does not want to upgrade to become a PremiumUser). The housing seeker can be linked any external websites that have potentially made freely accessible by the housing Search Engine.  The housing seeker receives the following benefits by upgrading to PremiumUser: The housing seekers search ad is ranked higher in the search results. All housing providers (whether they are PremiumUsers or not) can contact the housing seeker via the housing seeker ad. The housing seeker receives faster email notifications with new accommodations. The housing seeker gets access to the whole housing database, which consists of URLs for available housing rentals collected from all available sources on the web.
3.3
When registering as a housing seeker, the User is obligated to post a housing seeker advertisement for accommodation with a description of the housing seekers preferences for accommodation within 3 working days.
3.4
The housing seeker may upload a photo when posting the housing seeker ad. It is the full responsibility of the housing seeker to ensure that the photo is relevant, customary and lawful as determined by the Housing Search Engine, that it is not of a sexual nature, and that the housing seeker holds the necessary intellectual property rights to the photo. If any uploaded material infringes third party rights, such material will be removed as soon as the Housing Search Engine is made aware of the infringement.
3.5
When the housing seeker creates a housing seeker ad, housing providers may contact the housing seeker by email or telephone and offer accommodation that fits their preferences.
3.6
The housing seeker accepts that the Housing Search Engine's accommodation database cannot be 100 percent updated and that errors may occur in a minor portion of the search results. Partly, a housing provider who has created an accommodation advertisement on the Housing Search Engine can, for example, forget to deactivate the advertisement when the accommodation is no longer available. Partly, it cannot be avoided that an accommodation is taken down from an external website for a short period of time before the Housing Search Engine's robot visits the website where the accommodation is advertised. Partly, it cannot be avoided that accommodations that are no longer on the market sometimes will continue to appear as available on external websites, because the webmaster of the external website forgot to update this. If a housing seeker upgrades to PremiumUser in connection with a search result that contains errors, the housing seeker is entitled to a refund of that subscription period.
3.7
The housing seeker confirms that it is the responsibility of the housing seeker to validate that a housing provider has the right to holds the right to let the accommodation, and that all information about an accommodation is correct, before an agreement is made with a housing provider, and before any payment is transferred to the housing provider.

4. For housing providers
4.1
A housing provider is a person (for example a private landlord, real estate agent or administrator) who has right to rent out an available accommodation. When registering as a housing provider, the User undertakes to contact housing seekers only with offers for accommodatigon that match the housing seeker’s preferences and needs as specified in the advertisement for accommodation.
4.2
Housing providers may only advertise vacant accommodations which they have a clear, written authorization to handle or which are owned by themselves.
4.3
The posted advertisement for vacant accommodation must be in English, and it is the full responsibility of the housing provider, to ensure that the information provided in the advertisement is true and accurate. The housing provider warrants that the housing provider holds all intellectual property rights to the material uploaded to the Housing Search Engine. If any uploaded material infringes third party rights, such material will be removed as soon as the Housing Search Engine is made aware of this. The Housing Search Engine has the right to show the uploaded ad content or part of it on other websites, on social media and on its business partners’ media. Advertisements for vacant accommodation may not include any contact details such as telephone numbers, email and website addresses, or other details. If the User breaches this provision, the User’s account will be closed immediately, and the advertisement deleted. The User must inactivate the advertisement for vacant accommodation immediately when the accommodation is no longer vacant.
4.4
When sending offers or other information to housing seekers, the housing provider must make sure not to disclose other Users’ contact details to others. Consequently, the housing provider may not contact morge than one User in the same email in a way that allows the Users to see each other's email addresses.
4.5
The following services are available to the housing provider without payment: The housing provider may advertise a vacant accommodation allowing housing seekers who are PremiumUsers to contact the housing provider. The housing provider receives email notifications of relevant housing seekers who have created a housing seeker ad. The housing provider may obtain contact details of housing seekers who have created a housing seeker ad and have upgraded to PremiumUsers. The housing provider gets the following advantages by upgrading to PremiumUser: Advertisements for accommodation created by the housing provider will rank higher in search results. The housing provider may be contacted by all housing seekers (whether they are PremiumUsers or not). If the housing provider has created an active advertisement for accommodation the housing provider may contact all housing seekers who have create a housing seeker ad.
4.6
When a housing provider creates an advertisement for vacant accommodation, the housing provider may be contacted by housing seekers by email or telephone
