Egal, wie viel Wasser oder Strom du verbrauchst und wie oft du deine Heizung anschmeißt, du zahlst immer nur deinen fixen Mietpreis und erhältst am Jahresende keine fiese Nebenkostenabrechnung. Maximale Transparenz und ein rundum Sorglospaket, damit du dich voll und ganz auf dein Studium konzentrieren kannst. Informationen zum Deposit
Wir verlangen eine Kaution von 2,3 Kaltmieten als Garantie für die Buchung. Diese Zahlung muss bei Reservierung geleistet werden und muss bei uns eingehen, damit der Check In erfolgen kann.

Wäsche- und Reinigungsservice
Ob ein sauberes Outfit benötigt wird oder ein Treffpunkt für den Abend, die Wäscherei bietet alles, was man braucht. Zur Verfügung stehen Waschmaschinen und Wäschetrockner (gegen Aufpreis) in einer einzigartigen Lounge mit chilligen Sofas und Snackautomaten. So wird das Wäschewaschen zu etwas, worauf man sich freuen kann.
Zudem kann jederzeit ein Reinigungsservice gebucht werden, um dein Apartment auf Vordermann zu bringen. (gegen Aufpreis)
Das Parkhaus
Ein überdachter Parkplatz steht auf Anfrage zur Verfügung.

Zwei Wochen vor Abreise wird unser Onsite-Team das Studio besichtigen. Wenn das Studio in einem schlechten Zustand ist, werden wir dich bitten, das Studio (maximal 2 Wochen) früher zu verlassen, da es für den nächsten Gast sauber sein muss.

All Neon Gold Apartments are completely furnished in a unique look with a comfortable double bed, a large wardrobe, a cozy couch corner, a separate dining table for two, sufficient storage space in the entire room, a stylish kitchenette with microwave, ceramic hob, dishwasher and refrigerator and a modern bath. In addition, you will get a complete set of dishes and everything you need to cook and eat with your friends, blanket & pillows and of course a 40-inch IPTV for your free usage.

Water, heating or electricity usage, it is all included in your rent for maximum cost transparency. Also from high speed wifi to a first rate community space with lobby, launderette, gaming room, silent area, gym – there are no extra costs at all.

Laundry & Housekeeping Service
Whether in need of a clean outfit or a meeting point for the evening, the laundry hall has got it all. We have washers and dryers at the ready (extra charge) in their own unique lounge, along with couches and vending machines. Designed as a social space just like our lobby, washing clothes may even become a thing to look forward to.
Whatever the state of your room, you can always book a cleaning service to help keep things fresh and free of all that unintended clutter. (extra charge)

Car Park
An indoor parking is available upon request.

Two Weeks before you check out our renting Team will check out the Studio. If the Studio is in a bad shape, we will ask you to leave earlier as it has to be clean for the next guest. If it is in a terrible shape, we might ask you to move out earlier. Max 2 weeks so that our cleaning Team can get it ready for the next tenant.

Cancellation / Stornierung

Usually the lease has fixed term and dates and may not be cancelled.
Cancellation will only be accepted if there is an important reason. Important reasons for a cancellation are: Not a student anymore, illness-case, death in the family ...
In the current, special situation, the following points, among others, are considerate as an "important reason" and therefore allow the cancellation or change of the rental contract:

1) Entry or exit ban in the corresponding country of origin/travel country (for Germany, there is a current entry ban from all non-EU countries)
2) Request from the government of the home country of the respective tenant to return immediately to the home country (in case the student is indeed forced to go back)
3) Cancellation of the complete Erasmus or study program/internship
In these cases, a cancellation of the rental contract according to §2.2 of the rental contract is legally possible.

If any of these points apply to you, please feel free to contact our reservations department.
Please be aware that we need a proof of the reason why you want to cancel your contract and a enquiry as PDF. The change to onlin(hidden)sses won’t be accepted as an important reason.

Der Mietvertrag hat in der Regel eine feste Laufzeit und feste Termine und kann nicht gekündigt werden. Hiermit sende ich dir die Informationen für den Fall einer Stornierung zu:
Alle unsere Mietverträge sind rechtsverbindlich und haben eine begrenzte Laufzeit und können nur aus "wichtigem Grund" gekündigt werden. Eine Stornierung wird nur akzeptiert, wenn ein wichtiger Grund vorliegt. Wichtige Gründe für eine Stornierung sind: Kein Student mehr, Krankheitsfall, Todesfall in der Familie, Visum wurde nicht bestätigt...
Nachfolgend findest du die Informationen, wann eine Stornierung / Änderung aufgrund von Corona akzeptiert wird:
In der aktuellen, besonderen Situation werden u.a. die folgenden Punkte als "wichtiger Grund" angesehen und erlauben daher die Kündigung oder Änderung des Mietvertrages:

1) Ein- bzw. Ausreiseverbot im entsprechenden Herkunftsland/Reiseland (für Deutschland besteht derzeit ein Einreiseverbot aus allen Nicht-EU-Ländern)
2) Aufforderung der Regierung des Heimatlandes des jeweiligen Mieters zur sofortigen Rückkehr in das Heimatland (für den Fall, dass der Studierende tatsächlich zur Rückkehr gezwungen wird)
3) Stornierung des gesamten Erasmus- oder Studienprogramms/Praktikums

Bitte bedenke, dass wir falls einer der oben genannten Punkte zutreffen, einen offiziellen Nachweis/Bestätigung sowie einen Antrag als PDF benötigen. Außerdem zählt die Umstellung auf digitalen Unterricht nicht zu einem Stornierungsgrund.

EN: What lease terms are available and what is the deal with the 1 week early move out?

Depending on the property, you can choose between apartments with a minimum lease term of 6 to 12 months. However, during this rental period you must always be studying. Please note, the return of your apartment to us is one week before the end of the rental period, in order to be able to carry out cleaning, maintenance and repair measures necessary due to the use of the apartment and for a direct follow-up rental. We have calculated the rent on the basis of an effective term shortened by one week, so that this regulation does not represent an economic disadvantage for you. Of course, if you extend your stay with us and continue to reside in your apartment, no prior move-out is required between your old lease and your new lease.

DE: Welche Mietvertragslaufzeiten sind verfügbar und was hat es mit der 1 Woche vorzeitigem Auszug zu tun?

Je nach Objekt kannst du zwischen Apartments mit mindestens 6 bis 12 Monaten Laufzeit wählen. Während dieser Mietzeit musst du dich jedoch immer im Studium befinden. Bitte beachte, die Rückgabe deines Apartments an uns erfolgt eine Woche vor dem Mietende, um aufgrund der Nutzung des Apartments und für eine direkte Anschlussvermietung erforderlichen Reinigungs-, Instandhaltungs- und Reparaturmaßnahmen vornehmen zu können. Wir haben die Miete auf der Basis einer um eine Woche verkürzten effektiven Laufzeit kalkuliert, so dass diese Regelung keinen wirtschaftlichen Nachteil für dich darstellt. Wenn du deinen Aufenthalt bei uns verlängerst und in deinem Apartment weiterhin wohnhaft bleibst, ist natürlich zwischen deinem alten und deinem neuen Mietvertrag kein vorheriger Auszug notwendig.

Was passiert nach der Buchung auf HousingAnywhere?

Wichtig: Nachdem deine Buchung auf HousingAnywhere bestätigt wurde, musst du deine Reservierung noch einmal in unserem System finalisieren. Es kommt folgendes auf dich zu:
1. Du erhältst per Mail einen Link zu unserer Website.
2. Auf unserer Website musst du nun noch einmal den Apartment-Typ auswählen, welches du dir auf HousingAnywhere gesichert hast.
3. Danach erhältst du einen passwortgeschützten Zugang zu unserer App und kannst hier deine Immatrikulationsbescheinigung sowie die Kopie deines Personalausweises oder Reisepasses hochladen und den Vertrag bestätigen.
4. Anschließend prüfen wir deine Angaben und wenn alles passt bekommst du eine automatische Mail mit der Zahlungsaufforderung der Kaution und unserer one-off Handling Fee (diese ist unabhängig von der HousingAnywhere Booking Fee!)
5. Sobald keine Zahlungen mehr offen sind (innerhalb der nächsten 5 Werktage) und das Geld bei uns angekommen ist, schließen wir die Buchung final ab und du erhältst eine finale Bestätigungsemail.
6. Bitte beachte, dass die Buchung über unser System spätestens 7 Tage nach der Buchung auf HousingAnywhere abgeschlossen werden sollte. Nach 7 Tagen ist das Zimmer nicht mehr für dich reserviert und kann von anderen gebucht werden. Kurz vor Semesterbeginn können Reservierungen nur 2 Tage gehalten werden. Eine Rückerstattung der bisher gezahlten Kosten ist in diesem Fall nicht garantiert.

What happens after your booking is completed on HousingAnywhere?

Good to know: After your booking has been confirmed on HousingAnywhere, you have to finalize your reservation in our system. The following steps have to be completed:
1. You will receive a link to our website by e-mail.
2. On our website, you have to select the apartment type you have booked on HousingAnywhere.
3. As the next step, you will receive password-protected access to our app where you can upload your enrolment certificate, as well as a copy of your ID card or passport, and confirm the contract.
4. Afterward, we will check your details, and if everything fits you will receive an automatic e-mail with the payment request of the deposit and our one-off handling fee (this payment differs from the HousingAnywhere booking fee!).
5. As soon as there are no more pending payments (within the next 5 business days) and we have received the money, we will finalize the booking and you will receive a final confirmation e-mail.
6. Please note that the booking through our system should be completed no later than 7 days after booking on HousingAnywhere. After 7 days, the room is no longer reserved for you and can be booked by others. Just before the semester starts, reservations can only be held for 2 days. In this case, a refund of the costs paid so far is not guaranteed.
