En ljus nybyggd (2023) lägenhet för 1-2 personer i en mindre villa i det idylliska Kummelnäs i Nacka, 15 km från Stockholm city. Lägenheten har öppen planlösning och består av vardagsrum med kök, hall och badrum och en nyrenoverad del som är ett rymligt sovrum. Vardagsrummet har två stora fönster (2x2 meter) utan direkt solljus och ca 3,5 meter i takhöjd vid taknocken. Terrassen har eftermiddags och kvällssol. Här finns luftvärmepump för kyla och värme och för komfort finns golvvärme i hall och badrum. Trädgården är en naturtomt med uppväxta tallar, blåbärsris och berg. Lägenheten ligger väl avskild från villan. Egen uppfart med parkering för 1-2 bilar, och en drygt 100kvm stor "gräsmatta" i söderläge som hyresgästen disponerar fritt över, där finns ett litet förråd och trappa upp till lägenheten.
De sista två bilderna visar hur nuvarande hyresgästen valt att möblera. I sovrummet finns en våningssäng för två barn (varannan vecka). Det här kan återställas så att rummet åter är tomt vid inflyttning. I hyran ingår fiber (10000mb/s), sophämtning, vatten, parkeringsplatser. Kostnaden för el tillkommer (det finns en egen elcentral i lägenheten). Elkostnaden för 2024 var 8790SEK för hela året (förbrukning och elnätskostnader). Lägenheten ligger nära skogen som ansluter till Velamsunds naturreservat. Bad i Sågsjön finns inom 10 min promenad. På vintern går det bra att åka skridskor på sjön. Inom 1-2 kilometer finns flera havsvikar. Det finns direktbuss tur och retur Slussen i rusningstrafik. Möjlighet finns också att båtpendla från Risets brygga. I Orminge Centrum finns det mesta som Bibliotek, flera olika stora matbutiker, Systembolag, olika gym, skräddare, restauranger etc.

BE THE SECOND ONE TO RENT this bright newly built (2023) apartment for 1-2 people in the idyllic Kummelnäs, 15 km outside of Stockholm city! The apartment has an open floor plan and consists of a newly built living room with kitchen, entrance and bathroom and a newly renovated spacious bedroom. The large windows let in plenty of light, though no direct sunlight, and the high ceilings stretch 3.5 m at the roof ridge. The terrace has afternoon and evening sun.The last three images show how the current tenant has chosen to furnish the apartment. In the bedroom there is a bunk bed for two children (every other week). This can be restored so that the room will be empty again upon move-in.

A heat pump generates the main heating, and the entrance and bathroom have underfloor heating. The rent includes fibre (10000mb/s), garbage collection, water, parking lot. Electricity bills are additional (there is a separate fuse centre in the apartment). The cost of electricity in 2024 (consumption and grid fees) was well under ten thousand.
The “nature” garden features mature pines, blueberry bushes and rock formations. Parking for 1-2 cars is located by a roughly 100 sq m "lawn" facing south.
