Hello,

I am offering a furnished room in my flat in Berlin-Schöneweide for temporary subletting.
The flat is my main residence, but I work from Kiel for the next few months and will only be in the flat for about 4-5 days per month to sync with the office in Berlin.
I only rent out the room temporarily to a reliable person who is living in Berlin for a few weeks or months – e.g. for an internship, studies or a project.

The room and flat are fully furnished (bed, desk, wardrobe, etc.). The kitchen, bathroom and living room are shared, but of course you can use it exlusivly for the time that I am gone. Internet, utilities and electricity are included in the rent.

Important:
This is not a holiday or short-term offer and is exclusively for people who want to live in Berlin for a limited period of time (no tourist use).

The rent listed is for one person; for a couple, the rent contribution increases to **1,400 EUR** (the total apartment cost is approx. 1,650 warm). I will be occupying the significantly smaller room in the apartment for the days I am in Berlin.

The rental period is relatively flexible (starting from 1 month is possible).

Your bed room is approx. **18 sqm**, with a very spacious wardrobe and a small corner behind a curtain where things like suitcases or similar can be stored. You also have the option to use half a closet in the hallway for jackets, bags, etc., several drawers in the hallway dresser, and half of the shoe rack.

* **Living Room:** approx. 22 sqm with direct access to the terrace & **garden (exclusive use)**, featuring a very large sofa + TV.
* **Kitchen:** approx. 12 sqm with multiple windows, dishwasher, washing machine, and air fryer available.
* **Bathroom:** approx. 6 sqm with a window.

The living room, with direct connection to the open kitchen and dining area, is currently the heart of the apartment, and you will have direct access to it from your room.

The cat shown in the pictures has moved out, and the associated cat supplies have been removed! If you would like to bring a cat for your time here, that would also be possible.

We are relatively protected, set back from the street, and have direct access to the **140 sqm garden for exclusive use**. The garden itself has a large terrace with a grill, various flower beds, and our outdoor cat enclosure (approx. 32 sqm).

We are very close to the **Oberspree S-Bahn station**, which can be reached in 2 minutes; you can even see the S-Bahn from the garden. You can hear it when the window is open, but when closed, the windows are excellently soundproofed.

A bus stop is approx. 600m walking distance. **Rewe and DM** are approx. 800m walking distance.

Several forests are within walking distance (approx. (hidden)m), perfect for walks and jogging.

I work full-time, enjoy making music, and am enthusiastic about sports and creative activities outside of work.

Since I will often be in Kiel most of the time, the "flatshare life" will therefore be rather quiet.

Die Wohnung ist mein Hauptwohnsitz, aber ich arbeite in den nächsten Monaten von Kiel aus und werde nur etwa 4-5 Tage pro Monat in der Wohnung sein, um mich mit dem Büro in Berlin abzustimmen.
Ich vermiete das Zimmer nur vorübergehend an eine zuverlässige Person, die für einige Wochen oder Monate in Berlin lebt – z. B. für ein Praktikum, ein Studium oder ein Projekt.

Das Zimmer und die Wohnung sind komplett möbliert (Bett, Schreibtisch, Kleiderschrank usw.). Küche, Bad und Wohnzimmer werden gemeinsam genutzt, aber natürlich können Sie diese während meiner Abwesenheit exklusiv nutzen. Internet, Nebenkosten und Strom sind in der Miete enthalten.

Wichtig:
Dies ist kein Urlaubs- oder Kurzzeitangebot und richtet sich ausschließlich an Personen, die für einen begrenzten Zeitraum in Berlin leben möchten (keine touristische Nutzung).

Die angegebene Miete gilt für eine Person; für ein Paar erhöht sich der Mietbeitrag auf **1.400 EUR** (die Gesamtkosten für die Wohnung betragen ca. 1.650 warm). Ich werde während meiner Tage in Berlin das deutlich kleinere Zimmer in der Wohnung bewohnen.

Ihr Schlafzimmer ist ca. **18 m2** groß und verfügt über einen sehr geräumigen Kleiderschrank und eine kleine Ecke hinter einem Vorhang, in der Sie beispielsweise Koffer oder ähnliches verstauen können. Außerdem können Sie einen halben Schrank im Flur für Jacken, Taschen usw., mehrere Schubladen in der Kommode im Flur und die Hälfte des Schuhregals nutzen.

* **Wohnzimmer:** ca. 22 m2 mit direktem Zugang zur Terrasse und zum **Garten (zur alleinigen Nutzung)**, ausgestattet mit einem sehr großen Sofa und Fernseher.
* **Küche:** ca. 12 m2 mit mehreren Fenstern, Geschirrspüler, Waschmaschine und Heißluftfritteuse.
* **Badezimmer:** ca. 6 m2 mit Fenster.

Das Wohnzimmer mit direktem Anschluss an die offene Küche und den Essbereich ist derzeit das Herzstück der Wohnung und Sie haben von Ihrem Zimmer aus direkten Zugang dazu.

Die auf den Bildern gezeigte Katze ist ausgezogen und die dazugehörigen Katzenutensilien wurden entfernt! Wenn Sie für Ihren Aufenthalt eine Katze mitbringen möchten, wäre das ebenfalls möglich.

Wir sind relativ geschützt, zurückgesetzt von der Straße und haben direkten Zugang zum **140 m2 großen Garten zur exklusiven Nutzung**. Der Garten selbst verfügt über eine große Terrasse mit Grill, verschiedene Blumenbeete und unser Katzengehege im Freien (ca. 32 m2).

Wir befinden uns in unmittelbarer Nähe zum **S-Bahnhof Oberspree**, der in 2 Minuten zu erreichen ist; man kann die S-Bahn sogar vom Garten aus sehen. Bei geöffnetem Fenster hört man sie, aber wenn die Fenster geschlossen sind, sind sie hervorragend schallisoliert.

Eine Bushaltestelle ist ca. 600 m zu Fuß entfernt. **Rewe und DM** sind ca. 800 m zu Fuß entfernt.

Mehrere Wälder sind zu Fuß erreichbar (ca. (versteckt) m) und eignen sich perfekt für Spaziergänge und Jogging.

Ich arbeite Vollzeit, mache gerne Musik und begeistere mich außerhalb der Arbeit für Sport und kreative Aktivitäten.

Da ich die meiste Zeit in Kiel sein werde, wird das „WG-Leben” daher eher ruhig sein.
