This office converted into a private room is located in a newly renovated building and offers a spacious, comfortable living space, suitable for couples. The room is fully equipped with a double bed, desk, large wardrobe, air conditioning, and a full private bathroom for exclusive use, ensuring comfort and privacy throughout your stay.

Please note that the room does not have windows to the exterior, making it a quiet and peaceful space, ideal for rest, work, or study.

🍳 The property includes access to a fully equipped shared kitchen with appliances, sink area, and washing machine, as well as a small shared living area with a sofa, perfect for relaxing.

📍The room is ideally located near the Burjassot–Paterna Campus of the University of Valencia and is well connected to Valencia city center via Metro lines 1 and 4, as well as several bus lines just a few minutes’ walk away.

⚠️ This accommodation is an office within a renovated premises. Although it is fully suitable for living, registration as a resident (empadronamiento) is not possible.

🕒 Check-in Time and Key Pickup
Check-ins are handled personally by a staff member, who will provide you with the keys. Once the check-in time has been agreed upon, the maximum wait time is 30 minutes. If you cannot arrive on time, you must notify us at least 1 hour in advance.

The fees based on your arrival time are as follows:
15:00 to 19:00 → No extra charge.
19:00 to 20:30 → €30 (cash, payable to the person greeting you).
20:30 to 22:00 → €50 (cash, payable to the person greeting you).
From 22:00 onwards → €80 (subject to prior confirmation; cash, payable to the person greeting you).

⚠️ Once we agree on an arrival time, the staff will wait for you for a maximum of 30 minutes. If you’re running late, you must notify us at least 1 hour in advance.

If you don’t show up or notify us in time, rescheduling the person in charge of handing over the keys will incur an additional surcharge depending on the time of availability.

🕒 CHECK-OUT TIMES
Please keep your return flight time in mind when planning your check-out:

Standard check-out: 10:00 AM (Latest check-out time at no extra charge).
Late check-out: Subject to availability.
Until 12:00 PM → 20€
Until 2:00 PM → 40€

💡 Remember that payments for late check-ins or check-out extensions must be made in cash directly to the person in charge of the keys.

Please confirm your flight details and estimated arrival time with us as soon as you have them, so we can arrange your check-in.

!!️ Please note:
- Bed linen and towels are not included. However, you can purchase a package from us with brand-new bed linen and towels for €120. This will include 1 fitted sheet, 1 duvet cover and pillow cover, 1 body towel, and 1 hand towel. You can also purchase used bedlinen from us for €60 and we will wash and disinfect them for you.
- If you don't purchase the package, you must bring these items yourself. The measurements for the bedlinen are 90x190 for a single bed and 140x190 for a double bed.
- Please note that the room has no windows to the outside, but it does have a window to an internal space that distributes between the other 3 rooms, ensuring a quiet and distraction-free environment.

♦️Please note that all pre–move-in payments (Security Deposit, Admin Fees, etc..) must be made directly to our bank account once your booking is confirmed.

📝 Please note that "Other Deposit" applies exclusively to tenants who require municipal registration (empadronamiento).
