🏠Private Room for Rent in Newly Renovated Building

This property consists of an office converted into a private room, located within a newly renovated premises. The space is spacious, comfortable, and fully functional, making it an excellent option for those seeking a quiet place to live and work or study.

The room is equipped with a single bed, desk, large wardrobe, air conditioning, and—most importantly—a full private bathroom for exclusive use. Please note that the room does not have windows to the exterior, ensuring a calm and distraction-free environment.

🍳 Residents have access to a fully equipped kitchen with appliances, sink area, and washing machine, as well as a small living area with a sofa, ideal for relaxing after a day of work or study.

📍 The property is conveniently located near the Burjassot–Paterna Campus of the University of Valencia and is well connected to the city of Valencia via metro lines 1 and 4, along with several bus lines just a few minutes’ walk away.

⚠️This space is officially classified as an office within a renovated premises. While it is fully suitable for living, registration as a resident (empadronamiento) is not possible.

🕒 Check-in Time and Key Pickup
Check-ins are handled personally by a staff member, who will provide you with the keys. Once the check-in time has been agreed upon, the maximum wait time is 30 minutes. If you cannot arrive on time, you must notify us at least 1 hour in advance.

The fees based on your arrival time are as follows:
15:00 to 19:00 → No extra charge.
19:00 to 20:30 → €30 (cash, payable to the person greeting you).
20:30 to 22:00 → €50 (cash, payable to the person greeting you).
From 22:00 onwards → €80 (subject to prior confirmation; cash, payable to the person greeting you).

⚠️ Once we agree on an arrival time, the staff will wait for you for a maximum of 30 minutes. If you’re running late, you must notify us at least 1 hour in advance.

If you don’t show up or notify us in time, rescheduling the person in charge of handing over the keys will incur an additional surcharge depending on the time of availability.

🕒 CHECK-OUT TIMES
Please keep your return flight time in mind when planning your check-out:

Standard check-out: 10:00 AM (Latest check-out time at no extra charge).
Late check-out: Subject to availability.
Until 12:00 PM → 20€
Until 2:00 PM → 40€

💡 Remember that payments for late check-ins or check-out extensions must be made in cash directly to the person in charge of the keys.

Please confirm your flight details and estimated arrival time with us as soon as you have them, so we can arrange your check-in.

!!️ Please note:
- Bed linen and towels are not included. However, you can purchase a package from us with brand-new bed linen and towels for €120. This will include 1 fitted sheet, 1 duvet cover and pillow cover, 1 body towel, and 1 hand towel. You can also purchase used bedlinen from us for €60 and we will wash and disinfect them for you.
- If you don't purchase the package, you must bring these items yourself. The measurements for the bedlinen are 90x190 for a single bed and 140x190 for a double bed.
- Please note that the room has no windows to the outside, but it does have a window to an internal space that distributes between the other 3 rooms, ensuring a quiet and distraction-free environment.

♦️Please note that all pre–move-in payments (Security Deposit, Admin Fees, etc..) must be made directly to our bank account once your booking is confirmed.

📝 Please note that "Other Deposit" applies exclusively to tenants who require municipal registration (empadronamiento).
