La zona

Situato nel cuore del quartiere Prati, questo appartamento gode di una posizione strategica per esplorare Roma. A pochi passi si trovano la stazione metro Ottaviano (Linea A) e alcuni dei luoghi più iconici della città: la Basilica di San Pietro, i Musei Vaticani, la Cappella Sistina e Castel Sant’Angelo. L’area è vivace e ben servita, con un’ampia scelta di ristoranti, caffè, locali e supermercati.

L’appartamento

Questo spazioso trilocale, posto al quinto e ultimo piano di un elegante palazzo con ascensore, unisce carattere e comfort. Appena varcata la soglia, si viene accolti da una zona living dal design originale e curato, dove spiccano le travi a vista sul soffitto e una palette di colori caldi e decisi. La cucina a vista, moderna e funzionale, è impreziosita da pannelli decorativi e da una penisola in legno con sgabelli, perfetta per la colazione o un aperitivo.

Il soggiorno è arredato con gusto: divano letto da una piazza e mezza, poltrone dai toni pastello, un pouf, tavolo da pranzo e TV a schermo piatto. Le ampie finestre e i soffitti alti rendono gli ambienti particolarmente luminosi e accoglienti, perfetti per rilassarsi dopo una giornata in giro per la città.

La zona notte comprende due camere matrimoniali, entrambe dotate di letti comodi e armadi capienti. Una delle camere si distingue per pareti a specchio che amplificano la luminosità e la percezione dello spazio, mentre l’altra offre un’atmosfera più classica.

I due bagni sono moderni e ben organizzati. Il primo, situato nella zona giorno, è completo di tutti i sanitari e doccia. Il secondo, adiacente alla zona notte, colpisce per la sua forte personalità: una doccia ampia decorata con un mosaico artistico raffigurante due grandi tucani colorati, incorniciati da eleganti toni oro e nero, lo rende un vero e proprio angolo scenografico.

If you do not have a valid credit card you have to pay it in cash, but there is an extra of: €15 for check-out from 8am to 12pm (midday); 20€ for check-out from 7am to 8am; 60€ for check-out before 6am.

Check-in time
The standard check-in is between 3 p.m. to 9 p.m. Late check-in from 9 p.m. to 12 p.m. - 30€. Late check-in from 12 p.m. to 8 a.m. - 60€

Final Cleaning Service
Final cleaning service is included only if you use the apartment in a proper manner.
You may have to pay a fine starting from €30 if you do not follow these rules: leave the apartment (i.e. floor, furniture, etc.) in good conditions; leave the kitchen clean: hob with no meal leftovers and/or dishes and tableware to wash; dispose of trash properly.
Utilities
The utilities are included up to a maximum daily amount. Consumptions extra-threshold will be charged at check-out as follows: € 0.50/kWh (electricity), 1€/mc (gas).

Smoke is forbidden even with open windows. Electronic cigarettes are not allowed as well
Any kind of drug is forbidden.

It is forbidden to host during the night people who haven't checked in. It is forbidden to host parties at night.

Tasse escluse dal prezzo
- per i soggiorni pari o superiori alle 30 notti al momento del check-in verrà stipulato un contratto di locazione transitorio, per la cui registrazione è previsto il pagamento di una imposta di bollo (pari a 32€) e di un'imposta di registro (pari al 2% del canone di locazione con un minimo di 67€), solo la metà di tale importo è a carico dell'ospite. Esenzioni previste in caso di applicazione del regime di cedolare secca, nei casi indicati dalla legge.

Deposito cauzionale
Le ricordiamo che al momento del check-in le verrà richiesto un deposito cauzionale, che dovrà essere versato tramite carta di credito; verrà restituito entro 24 ore lavorative dal giorno del check-out.
Nel caso in cui non sia provvisto di una carta di credito valida, potrà versare l'importo del deposito cauzionale in contanti, in questo caso è previsto un supplemento di: 15€ per i check-out dalle ore 8 alle ore 12.00; 20€ per il check-out dalle ore 7 alle ore 8; di 60€ per il check-out prima delle ore 07.00.

Orario check-in
L'orario di check-in standard è dalle 15.00 alle 21.00. E' previsto un supplemento di 30€ per il check-in dalle ore 21.00 alle ore 24.00; di 60€ per il check-in dalle ore 24.00 alle ore 8.00.
