Summary

Enjoy an extended holiday in Nerja in this 40 m2 studio, on the ground floor overlooking the communal pool. The open-plan layout combines the sleeping area, living area and kitchen. It has a 150 × 200 cm double bed, a bathroom with a shower, included Wi-Fi and air conditioning with heat-pump heating.

Accommodates 2 people plus a baby aged up to 24 months. Stays are exclusively for holidays and leisure, from 31 days, between September and May, with a maximum continuous stay of 9 months. Monthly rentals are not available in June, July or August. The pool may have restricted opening hours or closures during winter. A cot is available on request at an additional cost; there is no private parking.

Rent: €900/month. Separate charges: electricity and water, €110/month; insurance, €30/month; final cleaning and laundry, €130 once per stay. Refundable security deposit of €900. Only stays of two months or more also require an additional refundable €900 early-departure deposit.

The space

The studio combines an open-plan layout with simple furnishings, light colours and large windows overlooking the communal area. The table by the window provides a spot to eat or read with views of the pool and the gardens of the complex.

Sleeping arrangements and capacity

The 150 × 200 cm double bed is in the same open-plan space as the living area and kitchen; there is no separate bedroom. A wardrobe and storage space are available for your belongings. The maximum occupancy for these stays is 2 people, with the option of accommodating a baby aged up to 24 months as well. A third person above that age is not permitted.

The cot must be specifically requested. It carries an additional charge that varies according to the length of stay, as it is hired from a specialist provider and supplied with baby bedding. We will let you know the price before confirming the service.

Living area and kitchen

The living area has a sofa, television and a table by the large window. The kitchen is part of the studio and includes a hob, fridge with freezer, oven, microwave, dishwasher, coffee maker, and kitchenware for preparing and serving meals.

Bathroom

The bathroom has a shower with a screen, washbasin, toilet, mirror and hairdryer. A bath mat and towels for the number of guests on the booking are provided.

Guest access

You will have exclusive use of the studio, located in Nerja, Málaga, on the ground floor. The building has a lift, but you do not need to use it to reach the apartment.

The pool and communal areas are shared with other residents and guests in the complex. Access to the pool is free of charge. During winter, opening hours may be restricted or the pool may close in accordance with decisions made by the owners’ association. Use of the pool is subject to the community rules and the facility being open.

Self check-in is provided through a Tedee smart lock. You will receive the instructions and digital keys once online registration has been completed for everyone staying and all booking formalities have been fulfilled. Preparing access is neither automatic nor immediate.

You need a charged phone, an internet connection, Bluetooth and the Tedee app. Register your account with the same email address used to receive the keys. Set up the app before you arrive and use each key only when you are standing in front of the corresponding door. You will receive access details before your arrival.

The neighbourhood

The apartment is in Nerja’s urban area, with shops and restaurants for everyday needs. This location lets you combine your holiday with walks around the centre and along the coast, without needing a car for every outing.

The Balcón de Europa and the central beaches offer the chance to enjoy the Mediterranean scenery and Nerja’s atmosphere. The apartment is in a residential building: please respect the neighbours and their rest. This is an active urban area, and a noise-free environment cannot be guaranteed.

Getting around

You can explore the centre on foot and take intercity buses to Málaga. Alsa operates services to and from Nerja, with a stop on Avenida de Pescia. Check the service, timetable and exact departure point for your travel date at (hidden).

The apartment has no private parking and does not include a parking space. You can look for parking in nearby streets, subject to availability and posted restrictions. As a paid alternative, Parking Balcón de Europa is beneath Plaza de España. This is an external service with its own rates and availability; check its terms and any parking passes directly with the car park.

Interaction with guests

MAS-apartments manages the accommodation. You can contact our team through the channels provided with your booking to ask questions or report problems. Check-in is self-service, and there is no on-site reception.

24-hour emergency assistance is available. This service is separate from check-in processing, which must be completed within the check-in hours stated in the listing.

Other things to note

COSTS IN ADDITION TO THE RENT

The monthly rent is €900 and covers use of the apartment, its equipment and internet access. The following items are payable separately from the rent:

Electricity: €85/month. Fixed amount.

Water: €25/month. Fixed amount.

Insurance: €1/day, listed as €30/month on HousingAnywhere. This is additional to both rent and utilities.

Final cleaning and laundry: €130 per stay, payable once at the start.

Refundable security deposit: €900, before check-in.

Refundable early-departure deposit: €900, only for bookings of two months or more. It is paid at the start and returned at check-out if you complete the agreed stay.

The €900 rent, €110 utilities and €30 insurance add up to €1,040 per full month. This total excludes cleaning, refundable deposits and HousingAnywhere’s own fees. The rent remains €900; insurance and utilities are separate items.

For stays of less than two months, the only deposit is the €900 security deposit. For stays of two months or more, the security deposit and the additional deposit total €1,800. These are refundable deposits, separate from the cost of the stay.

Electricity and water

Utilities total €110 per month: €85 for electricity and €25 for water. There is no routine adjustment based on actual consumption at the end of the stay. Normal variations in consumption do not in themselves result in a surcharge.

If significant excess consumption is proven to result from misuse attributable to the occupants, only the cost of that excess may be claimed, supported by invoices for the period, an explanation and the calculation. Utility amounts already paid will be deducted, with no duplicate charges.

The payment schedule provided before booking explains how utilities and insurance are charged for partial periods and sets out their payment dates.

Included services

On arrival, you will find a few complimentary essentials to help you settle in: 2 rolls of toilet paper and a soap dispenser in the bathroom, plus a basic kitchen starter kit.

These items are provided as an initial courtesy. Any replacements you need during your stay are at your own expense.

We do not offer catering services and are not authorised to serve food. We therefore do not provide food, drinks or condiments, such as bottled water, salt, oil, pepper, coffee or tea. Any food and drinks shown in the photographs are for presentation purposes and are not included.

Bed linen and towels

The double bed is made up and ready to sleep in, with bed linen included. Each guest receives two personal towels: one bath towel and one hand towel. A bath mat is also provided.

Scheduled changes of bed linen or towels are not included during the stay. The cot and baby bedding are part of the optional service requested in advance and carry an additional charge.

€130 CLEANING AND LAUNDRY CHARGE AND WHAT IT COVERS

The mandatory charge of €130 per stay covers the apartment’s standard final cleaning and normal laundering of sheets, towels and the bath mat. It is payable at the start of the stay unless already collected with the booking. The apartment is provided clean, with the bed made up.

This service does not include regular cleaning or linen changes during the stay. It is mandatory and cannot be replaced by cleaning carried out by the guest. If you leave the apartment in a reasonable condition, there will be no additional cleaning charges.

Excessive dirt, rubbish left behind, large quantities of dirty dishes or stains requiring specialist treatment may result in additional work. Only substantiated additional costs attributable to that work will be claimed, supported by evidence, an itemised breakdown and an invoice, after deducting anything already covered by the standard charge. Normal variations in the provider’s costs do not in themselves result in a surcharge or partial refund.

€900 SECURITY DEPOSIT AND REFUND

The €900 security deposit is payable before check-in through a HousingAnywhere payment request, using the same secure payment system as the other charges for the stay. Once HousingAnywhere transfers the deposit to us, MAS-apartments is responsible for managing and returning it.

The balance due will be returned after the apartment has been handed back and the relevant checks completed, with any deductions justified and the applicable legal time limits respected. The agreement distinguishes the security deposit from any additional guarantees. There are no deductions for normal wear and tear or duplicate charges for the same loss.

OTHER ADDITIONAL COSTS AND REFUNDABLE EARLY-DEPARTURE DEPOSIT

This €900 deposit is required only for stays of two months or more. It is not charged for shorter stays. An additional refundable deposit equal to one month’s rent is paid at the start to cover any financial obligations that may arise from leaving before the end of the agreed stay. It is separate from the €900 security deposit and is not a non-refundable charge for the stay.

If you complete the agreed stay and there are no outstanding enforceable obligations arising from early departure, the €900 is returned at check-out.

Leaving early does not automatically mean forfeiting the entire deposit. Only amounts due under the terms disclosed and accepted before booking, the agreement and applicable law may be deducted. An itemised settlement will be provided and the remaining balance refunded. No penalties will apply where there is a right to terminate without them, and the same loss will not be charged twice through this deposit, the security deposit or the cancellation terms.

SECURE PAYMENTS PAYMENT SCHEDULE AND CANCELLATIONS

All payments for this stay are processed through HousingAnywhere: rent, utilities, insurance, cleaning and laundry, the security deposit and the additional deposit. Each payment request shows the item, amount and due date. The platform’s fees are shown separately and are charged by HousingAnywhere.

The first month’s rent is paid through HousingAnywhere to confirm the booking. The security deposit and utilities for the first period are paid before check-in. Cleaning and laundry are paid at the start, along with the additional deposit for stays of two months or more. Insurance and subsequent rent payments are paid according to the requests and schedule communicated before booking.

HousingAnywhere protects payments made before check-in, including the security deposit paid through its system. It normally releases them to MAS-apartments 48 hours after the official check-in date, provided there is no issue placing the payment on hold. For last-minute bookings confirmed within the seven days before check-in, release may take place seven days after that date. Release of a payment does not mean it is credited immediately to a bank account.

If you find a significant discrepancy between the accommodation and the listing, report it to HousingAnywhere through its procedure within the first 48 hours after check-in. Review of the issue and any refund are governed by the platform’s terms.

The listing uses HousingAnywhere’s half-month rent calculation for partial months at the start and end of the stay: up to half a month is charged at half the monthly rent; more than half a month is charged at the full monthly rent. The booking breakdown shows the dates and exact amount before confirmation. This calculation method does not reduce the advertised minimum stay.

The cancellation terms communicated before booking apply. Any extension requires prior confirmation and must fall within the months available for this rental.

Purpose duration and rental agreement

This offer is exclusively for holidays and leisure, for stays from 31 days between September and May. June, July and August are excluded from monthly rentals. The stay must end within the available period and may last a maximum of 9 consecutive months.

The apartment is not offered as a primary residence or as accommodation for work, study or medical treatment. Before check-in, the agreement appropriate to the type and length of stay will be signed, with the dates and terms disclosed before booking. All adults included in the booking must sign it; minors remain under the responsibility of their parents or legal guardians.

Mandatory guest registration

Everyone included in the booking must be registered, including minors and any baby. Online guest registration must be completed before arrival. Registering only the person who made the booking is not sufficient.

Check-in and check-out

Self check-in from 15:00 to 23:00. Check-out before 11:00.

If you will arrive after 23:00, you must have completed all formalities and received your digital keys in advance. Check-in processing is not available at that time. If any formalities remain outstanding or you have not received the keys, your arrival will need to be arranged for the following day. Emergency assistance is available 24 hours a day.

Optional services

Cot and baby bedding: available on request at an additional cost that varies with the length of stay, as they are hired from a specialist provider. The price is communicated before the service is confirmed.

You may request cleaning or laundry during your stay, early check-in or late check-out. These services are subject to availability, a quoted price and prior agreement.

House rules

Maximum occupancy of 2 people and a baby aged up to 24 months. Only people listed on the booking may enter or stay; undeclared visitors and additional occupants are not permitted.

The person making the booking must be at least 18 years old. Minors must be accompanied by their parents or legal guardians, who must also be included in the booking and registered.

Subletting or transferring use of the apartment is not permitted.

Pets are not allowed, subject to the applicable exceptions for assistance animals.

Parties, events, musical instruments and noise that disturbs neighbours are not permitted. The community rules and quiet hours must be respected.

Smoking or vaping inside the apartment, taking drugs and illegal activities are prohibited.

During your stay, you must maintain a reasonable standard of cleanliness, remove rubbish, take care of the equipment and textiles, and use water and electricity responsibly.

The pool and communal areas must be used in accordance with the community rules and the established opening hours and periods.

Breaches of the rules and second notice

A documented breach will result in a first written notice requiring the behaviour to stop. If it continues or is repeated, a second notice may communicate termination of the agreement and require departure where the seriousness of the breach and the contractual and legal grounds allow it. Serious or dangerous behaviour may result in legally permitted action without waiting for a second notice.

If the accommodation is not vacated voluntarily, the appropriate legal procedure will be followed. Any financial consequences will be determined in accordance with the agreement, the booking and applicable law, with evidence supporting the damage or costs claimed and no automatic forfeiture of the entire deposit.
