L’appartamento Residence Case Nuove si trova nel quartiere di Ponte a Greve in una tranquilla zona residenziale alle porte di Firenze, ben collegata con il centro città e ricca di servizi e spazi verdi a 20 minuti in tramvia dal centro città.
Il nostro appartamento si trova al piano terreno di un complesso residenziale appena ristrutturato, con posto auto privato (un vero plus a Firenze!) e giardino doppio per rilassarsi al rientro dalle vostre giornate di visite.
E’ il punto di partenza ideale per visitare Firenze, raggiungibile in tramvia in 20 minuti, e la Toscana, e base per i vostri viaggi di svago e lavoro.
Potete infatti parcheggiare l’auto e raggiungere comodamente con i mezzi la Fortezza da Basso, sede di mostre ed esposizioni o i monumenti più iconici ed antichi della nostra bella città.
Un altro plus sono i 2 giardini davanti e dietro l’appartamento che riposano l’occhio e la mente appena svegli, o appena rientrati dal caos cittadino.
Inserito in un contesto privato, rilassante e silenzioso, l’appartamento è completamente nuovo e dotato di tutte le più moderne comodità per trascorrere un soggiorno come a casa.
Perfetto per una coppia in cerca di tranquillità, o per famiglie, o per piccoli gruppi di amici che vogliono esplorare la città e i suoi dintorni ma senza dover vivere nel caos cittadino, il nostro appartamento può comodamente ospitare fino a 4 persone.
Una volta raggiunto il cancello, si accede al curatissimo giardino, attrezzato con tenda tavolo e sedie per i vostri pranzi o cene all’aperto.
Da qui la porta d’ingresso conduce al luminosissimo soggiorno con angolo cottura,attrezzato con tutto il necessario per preparare colazione pranzo e cena ogni volta che lo desidererete.
(kettle, tostapane, forno, microonde,lavastoviglie etc).
Il soggiorno è arredato con tavolo e sedie ed un divano di design che si trasforma in comodo letto matrimoniale per ospitare i gruppi più numerosi, o le famiglie.
Tocchi di colore qua e là donano personalità all’ambiente e lo rendono accogliente e caldo.
Dal soggiorno si accede in un disimpegno, con grande armadio e lavatrice.
La camera da letto matrimoniale è la vera chicca della casa con il suo grande letto in ferro battuto e l’affaccio sul giardino posteriore, anch’esso dotato di tavolo e sedie per le vostre colazioni all’insegna della privacy e del relax.
Un grande e moderno bagno con doccia completa la casa.
Il wifi e l’aria condizionata coprono tutte le stanze.

QUARTIERE

Il nostro appartamento “residence Case Nuove” si trova nella tranquilla e moderna area di San Lorenzo a Greve, in una strada interna, a riparo da traffico e occhi indiscreti.
San Lorenzo a Greve, conosciuta anche col nome di Ponte a Greve, è un rione storico prevalentemente a carattere residenziale del quartiere 4 di Firenze e prende il nome dall'omonima chiesa presente sul territorio.
Il ponte antichissimo sul fiume Greve– molto più di Ponte Vecchio – che tra ricostruzioni successive risale ai Romani, collega le due sponde di quello che per millenni è stato l’asse portante del borgo: la via Pisana, tracciato di origine pre-etrusca, da sempre via verso il mare.
Così intorno al ponte si formò un borgo ad accoglienza dei pellegrini, con la chiesa di San Lorenzo del XII secolo e uno spedale, una torre, e le tipiche case a schiera.
Sembra infatti che la chiesa di San Lorenzo sia stata posta strategicamente in adiacenza dell'antico ponte a difesa del passo sulla Greve.
Oggi la zona di San Lorenzo a Greve è interessata da un grande sviluppo edilizio di carattere residenziale nonché di un grande centro commerciale molto fruito anche dalla popolazione di altri quartieri fiorentini.
Sono i ricorsi della storia: le ‘case nuove’ sono queste, e quelle che originariamente battezzarono la strada, il viuzzo, sono ormai antiche.
L'impulso fondamentale che ha determinato lo sviluppo è costituito dalla costruzione della linea tramviaria che collega San Lorenzo a Greve a Firenze.
Nel quartiere di San Lorenzo a Greve si possono ritrovare molte tipologie residenziali:, dal borgo antico e le piccole botteghe al grande centro commerciale, dalle piccole case terratetto ai grandi palazzi residenziali.
Il dualismo tra antico e moderno ha in comune il fatto che stiamo parlando di un'area che ha mantenuto nel tempo la sua vocazione di essere un luogo di passaggio.
Ideale per coppie oppure famiglie, o per smart workers, il quartiere offre tutto ciò di cui puoi aver bisogno durante il tuo soggiorno.
A due passi trovi: banca, farmacia, bar, pasticcerie, gelaterie, pizzerie, ristoranti tipici ed etnici, supermercati, parrucchiere, lavanderia, fermata del bus.

Recesso anticipato: dopo almeno un mese, potrai dare disdetta con un preavviso di almeno 21 giorni dalla data ultima di rilascio dell’immobile;

NB solo per i nostri appartamenti di Milano:
per le prenotazioni con check- in tra il 18 marzo ed il 28 aprile 2026 inclusi, le prime due mensilità dovranno essere saldate anticipatamente e non saranno rimborsabili.Non è consentito il check out per le date comprese dal 17 aprile al 26 aprile 2026 inclusi.

Al termine del soggiorno potrebbe essere richiesto un supplemento per il lavaggio dei tessili.

Applichiamo un contratto giornaliero: la mensilità è calcolata sui giorni esatti e sulla base dei 30 giorni: per esempio Dicembre è calcolato su 31 giorni, Febbraio su 28 ecc ec...;Gli orari di check-in e check-out verranno comunicati una volta finalizzata la prenotazione. CONTRATTO DI AFFITTO:È obbligatorio avere un Codice Fiscale valido per poter firmare il contratto di affitto; il contratto di affitto deve essere firmato prima dell’entrata in appartamento, altrimenti non saremo in grado di effettuare il check-in nei tempi accordati;

PAGAMENTI:
Una volta confermata la prenotazione, ti contatteremo per saldare entro e non oltre 2 settimane prima del check-in, il deposito cauzionale, che rimborseremo a 30 giorni dal check-out ed il costo delle pulizie iniziali e finali (costo obbligatorio che parte da €175) che varia a seconda della grandezza dell'appartamento. E' possibile ricevere un kit biancheria su richiesta, ad un costo extra.
In caso di presenza di animali domestici, saranno applicati sovrapprezzi.
Per tutti gli appartamenti locati nella città di Roma, è richiesto il pagamento della city tax nel momento del check-in. Il costo è pari a €6 a notte, per persona.
Per tutti gli appartamenti situati a Bologna, lenzuola e asciugamani saranno forniti solo per i primi 15 giorni di soggiorno; set extra potranno essere forniti a pagamento.REGOLE DELLA CASA: E' severamente proibito fumare all'interno dell'appartamento.

Our apartment is located on the ground floor of a newly renovated residential complex, with private parking space (a real plus in Florence!) and double garden to relax when you return from your visiting days.
It is the ideal starting point for visiting Florence, reachable by tramway in 20 minutes, and Tuscany, and a base for your leisure and business trips.
In fact, you can park your car and easily reach the Fortezza da Basso by public transport, home to exhibitions and the most iconic and ancient monuments of our beautiful city.
Another plus are the 2 gardens in front and behind the apartment that rest your eye and mind as soon as you wake up, or as soon as you return from the chaos of the city.
Set in a private, relaxing and quiet environment, the apartment is completely new and equipped with all the most modern comforts to spend a stay like at home.
Perfect for a couple looking for tranquility, or for families, or for small groups of friends who want to explore the city and its surroundings but without having to live in the chaos of the city, our apartment can comfortably accommodate up to 4 people.
Once you reach the gate, you enter the well-kept garden, equipped with a curtain, table and chairs for your outdoor lunches or dinners.
From here, the front door leads to the bright living room with kitchenette, equipped with everything you need to prepare breakfast, lunch and dinner whenever you want.
(kettle, toaster, oven, microwave, dishwasher etc.).
The living room is furnished with table and chairs and a designer sofa that transforms into a comfortable double bed to accommodate larger groups, or families.
Touches of color here and there give personality to the environment and make it welcoming and warm.
The living room leads to a hallway, with a large closet and washing machine.
The double bedroom is the real gem of the house with its large wrought-iron bed and overlooking the rear garden, also equipped with a table and chairs for your breakfasts in the name of privacy and relaxation.
A large, modern bathroom with shower completes the house.

NEIGHBORHOOD

Our “Residence Case Nuove” apartment is located in the quiet and modern area of San Lorenzo a Greve, on an internal street, away from traffic and prying eyes.
San Lorenzo a Greve, also known as Ponte a Greve, is a predominantly residential historic district in the 4th district of Florence and takes its name from the homonymous church in the area.
The ancient bridge over the Greve river — much more than Ponte Vecchio — which, among subsequent reconstructions, dates back to the Romans, connects the two banks of what for millennia was the backbone of the village: the Via Pisana, a route of pre-Etruscan origin, which has always been the way to the sea.
So around the bridge, a village was formed to welcome pilgrims, with the 12th century church of San Lorenzo and a hospital, a tower, and typical terraced houses.
In fact, it seems that the church of San Lorenzo was strategically placed adjacent to the ancient bridge to defend the pass on the Greve.
Today, the area of San Lorenzo in Greve is affected by a large residential building development as well as a large shopping center that is also very popular with the population of other Florentine neighborhoods.
These are the memories of history: these are the 'new homes', and those that originally named the road, the alley, are now ancient.
The fundamental impetus that determined the development was the construction of the tramway that connects San Lorenzo to Greve to Florence.
In the district of San Lorenzo in Greve you can find many types of housing: from the ancient village and small shops to the large shopping center, from small terraced houses to large residential buildings.
The dualism between ancient and modern has in common the fact that we are talking about an area that has maintained over time its vocation to be a place of passage.
Ideal for couples or families, or for smart workers, the neighborhood offers everything you could need during your stay.

RENTAL CONDITION:
Rent includes all utilities based on normal use; if you exceed with the usage of gas and electricity, the extras will be deducted from your deposit. Details will be specified in the rental agreement;
Internet wi-fi, water, building expenses and contract registration costs are included in the rental price;
Early termination of the contract: after the minimum required stay of one month, you can terminate the contract earlier and without penalties by informing us 21 days before your expected move-out date;

N.B. only for our properties located in Milan: for the bookings with check-in between March the 18th and April the 28th 2026 included, the first two months of your booking must be paid in advance and won't be refundable.
The check out between 17th April and 26th April 2026 included is not allowed.

Please note that an extra charge for linen laundering may be required at the end of your stay

We apply a daily contract on 30 days: we calculate the rent in proportion to the number of days of your stay: e.g. December is calculated on 31 days, February on 28 etc etc…;
RENTAL AGREEMENT:
As per Italian Law, it is mandatory to apply for a valid Italian Tax Code in order to sign the rental agreement. You can apply for one by contacting your local Consulate, or by going to the Agenzia delle Entrate no later than one-week prior check-in. If you can’t get one on time a charge will be applied. The rental agreement must be signed prior check-in. Failure to do so will result in the impossibility to enter the apartment.
PAYMENTS:
In order to complete the booking the following payments must be completed, at least 2 weeks before the check-in date:
- the deposit, that we will give you back at the end of your stay within 30 business days after the check-out date;
- one-time initial and final cleaning fee (starting from €175) depending on the size of the flat.
A linen kit can be provided upon request at an additional cost.
In case of pets, additional charges will apply.- for all apartments located in Rome, the cost of the city tax is required at check-in. This is equal to €6 per person per night
-for all apartments located in Bologna, bed sheets and towels will be provided only for the first 15 days of stay; extra sets can be provided upon payments.HOUSE RULES: Smoking is strictly forbidden inside the apartment.
