Independent studio apartment in a residential building with communal gardens and a playground for outdoor activities nearby.
The apartment is located in one of four modern buildings in a newly built neighborhood, close to all services, with plenty of parking spaces, wide streets, and sidewalks. The bus and Tram line 2 stop is nearby, which takes you to the historic city center in just a few minutes or in the opposite direction to Florence Airport.

The studio includes:
* 1 convenient entrance with a security door and space for coats and shoes;
* 1 spacious bathroom with a sink and mirror, toilet, bidet, and a bathtub with a shower;
* 1 large open space, where you'll find:
- A fully equipped kitchenette with a fridge, freezer, microwave, dishwasher, range hood, and a two-burner electric stove, a table and chairs next to a window that provides natural light to the area and can be opened for quick ventilation of the cooking area;
- A double bed with wardrobes and nightstands to arrange the sleeping area as preferred, with another very bright window;
- A living area with a sofa bed that can be used as an additional bed for guests, with a patio door leading to the terrace.
- 1 covered terrace-patio with 3 arches and railings, furnished with an outdoor table and chairs;
- 1 laundry corner with a sink and washing machine.

The apartment is equipped with Wi-Fi internet.
Everything in the apartment is electric: heating with an electric stove and an electric towel heater in the bathroom, electric stove, 80-liter electric water heater for hot water and shower.
There is no gas, so there is no gas bill to pay.
Heating is independent, and the condominium costs are minimal, covering shared expenses for common areas, the elevator, stairway lights, and gardens.
Monthly expenses are calculated as a flat rate for rentals shorter than 12 months to simplify check-in and check-out. These costs include utilities such as electricity, water, internet, waste tax, and condominium fees, and are approximately 230 euros per month, based on normal and average consumption for up to 2 people. If there are any differences in energy and water costs, these will be calculated separately, with an adjustment based on the bills.
A mandatory monthly cleaning is required, to be paid directly to the cleaner 30 euro, at a mutually agreed day and time.
