A stunning split-level attic apartment of approx. 120 sqm featuring one bedroom; located on the second floor—with elevator—of a typical building beneath the porticoes in Bologna’s city center. Situated in a completely quiet setting just steps from the Asinelli Tower, it is ideally located for exploring Bologna on foot.

Guests have access to a fully equipped kitchen and are provided with bed linens and towels. Upon arrival, our staff will be waiting at the apartment to explain how everything works and to hand over the keys. During your stay, our staff is available to address any requests or concerns.

Air conditioning is provided via two split units in the living room and one in the bedroom, while stunning light oak flooring harmonizes perfectly with the crisp white tones that characterize most of the furnishings. The property’s windows overlook the rooftops of Bologna, offering charming elevated views of the city and ensuring a remarkably quiet atmosphere, despite the location in the historic center.

Upon entering, guests step into a spacious foyer featuring ample wardrobe space. From here, there is access to the bedroom and the main bathroom, or one can take a comfortable staircase up to the large living area. This space is furnished with two sofas and two armchairs arranged in front of a 50" Smart TV.

On the other side of the room lies the stunning open-plan kitchen, finished in aluminum and fully equipped with a dishwasher, electric oven, stovetop, Nespresso machine, toaster, kettle, and a full-height refrigerator and freezer. Opposite the kitchen, a custom-made counter with two stools offers the ideal spot for lunch or a quick breakfast.

The spacious master bedroom, featuring a double bed, is exceptionally pleasant thanks to its brightness; it is characterized by light-toned, soothing wooden furniture that contrasts with the colorful artworks adorning the walls.

Another 50" smart TV is set into the partition dividing the room, while behind it there is a desk for remote work, a pleasant bookcase, and a comfortable armchair.

The bathroom features elegant light-blue ceramics that contrast with the wood paneling; it is furnished with a vanity unit topped by a sink and includes a comfortable bathtub with a shower. A second bathroom, equipped with a glass shower enclosure, is available on the upper floor. The washing machine and dryer are located in a dedicated closet in the property's entrance hall.

The apartment offers a delightful, romantic, and cozy retreat, strategically located in the center of Bologna, making it easy to reach the city's attractions on foot.

The rental price includes the initial and the final cleaning, the rent, the condominium expenses, Italian taxes (television and garbage), WiFi internet and bills. For electricity and gas, in particular, we include a forfait of € 100 per month. Only if you exceed this forfait, you would have to pay the difference.

Important: guests are required to pay a tourist tax not included in the price (€ 4 - € 7 per adult, per night, calculated according to the value of the booking). This tax is applied only on the first 5 nights.

Area:
The apartment is located in the heart of the old medieval city, within a charming building in the city center. It is less than a five-minute walk from the iconic Asinelli and Garisenda towers; furthermore, it is just steps away from the city's main square, Piazza Maggiore, which is surrounded by the city's most important buildings. The oldest of these is Palazzo Podestà, dating back to the 13th century and topped by the Torre dell'Arengo.

Opposite Palazzo dei Banchi stands Palazzo d'Accursio, a monumental architectural complex dating back to the 14th century that currently houses Bologna's City Hall. The final side of the square is graced by the Basilica of San Petronio—an example of Italian Gothic architecture—construction of which began in the late 14th century but was never completed. Palazzo Banchi marks the start of the city's most famous portico, the Pavaglione, which connects Piazza Maggiore to the Palazzo dell'Archiginnasio—the original home of the University of Bologna, the oldest university in the world. Today, the university is located less than a five-minute walk from the apartment on Via Zamboni; the Teatro Comunale, renowned for its busy opera schedule, stands halfway along this same street.

Among the city's major landmarks surrounding the apartment, the most renowned are Piazza Santo Stefano—featuring the magnificent "Seven Churches" complex (built one atop another) and the splendid Corte Isolani—and the Pavaglione portico. The latter forms one side of the so-called "Quadrilatero," the heart of Emilian food and wine culture; it is a maze of pedestrian streets where one can find all the region's delicacies (cured meats, fresh pasta, wine) as well as fresh local produce (meat, fish, vegetables). It is a true *Sancta Sanctorum* for food lovers.

Finally, shopping enthusiasts can indulge themselves along bustling Via Indipendenza, in the major designer stores of Galleria Cavour, or in the refined boutiques of Via Farini or Via d'Azeglio. We also wish to highlight the convenience of having a mini-market right beneath the apartment, as well as a gelato shop and numerous restaurants and bars dotted throughout the neighborhood.

Public Transportation:
The location is highly strategic thanks to its proximity to Via dell'Indipendenza, with bus and tram connections to the trade fair grounds and the railway station.

Parking:
The apartment is located within the restricted traffic zone (ZTL). The access pass can be purchased online. On public holidays, the city center's "T-area" becomes a pedestrian zone. Parking is available just outside the ZTL at Piazza VIII Agosto, about a 10-minute walk from the apartment. A monthly pass is available for approximately €240 per month, offering 24-hour access. The daily rate is €24 for 24 hours.

Information regarding traffic in Bologna's city center:
For stays of several months (3 months or longer), it is possible to apply for a permit to enter the historic center. For short-term guests, the Municipality allows car access to the center for only 3 days per month or for 4 consecutive days. Access is granted via a ticket (€6/day), in addition to the cost of parking in blue-lined spaces.
