A modern, fully furnished apartment with approximately 70 m2 of living space is available for sublet. The apartment is located on the third floor of a newly constructed building and can be conveniently accessed by elevator.

The apartment includes:

1 bedroom, including wardrobes, bed, and desk
1 bathroom
Spacious living and dining area with integrated kitchen
Hallway
Storage room including ironing board, laundry and cleaning supplies, and a handheld vacuum cleaner
Balcony including gas grill, table, and chairs
Private underground parking space

The apartment is fully furnished and equipped. Everything shown in the photos may be used, with the exception of the car ;-). The apartment will be provided exactly as depicted in the pictures. The gas grill on the balcony is available for use as well.

A washing machine and dryer are located in the basement and are already included in the rent. The bed comes fully made, and additional blankets, bedding sets, towels, and clothes hangers are provided. Not shown in the photos is a robot vacuum cleaner with mopping functionality.

High-speed fiber-optic internet is available and included in the rent. The building is modern, highly energy-efficient, and very well insulated, providing excellent living comfort while keeping utility costs low. All windows are equipped with electric roller shutters that can completely darken the rooms. On most of the photos, the shutters are lowered.

I currently spend most of my time abroad and expect to visit Aachen only occasionally, for a few days at a time, until at least the end of April 2027. For these short stays, I reserve a separate room that is not shown in the photos. Aside from that, the apartment is available to the tenant with virtually no restrictions.

As this is my personal home, I am looking for a reliable and responsible tenant who will treat the property with care. The apartment is available to non-smokers only.

Location

The apartment is located in the western part of Aachen, in the highly sought-after Mitte/Theater District, one of the city's most central and attractive residential areas. The property is less than a ten-minute walk from the Elisenbrunnen, Aachen's historic old town, and the Aachen Central Station.

The surrounding area offers excellent infrastructure, including numerous restaurants, cafés, shops, and cultural attractions. Aachen Theatre, the Cineplex cinema, and the pedestrian shopping district are all within comfortable walking distance. At the same time, the apartment enjoys a quiet and pleasant residential setting on a traffic-calmed street next to the West Police Station.

Public transportation connections are excellent. Several bus stops are located nearby, and Aachen Central Station can be reached within minutes. The motorway connections towards Cologne, Düsseldorf, Belgium, and the Netherlands are also easily accessible.
