The flat

Very well cut, 3 room apartment with 71sqm/767sqft living space (‚heated‘, availble space approx. 74 sqm/800sqft). From the moment you first enter, the flat appears surprisingly spacious due to the combination of entrance and hallway. This is underlined by the high-quality, semi-dark waxed solid oak parquet flooring. All rooms, including a separate WC, are accessible from there, so there are no rooms with passageways.

Directly at the entrance, opposite the coat rack, is a bright study, children's room or home office equiped with a modern professional work place. To the right from the large hallway in the middle, you find the white-tiled kitchen with a very high-quality kitchenette fittet with all up-to-date quality appliances. Oposite accross the hallway you enter the large, light-flooded living & dining room with a large window front towards the west and access to the balcony. Thanks to its location on the top of six floors, you can enjoy the evening sun here winter and summer until the very end, even after a long working day. Bistro style chairs and table are available for your sun downer drinks with collegues, family or friends.

At the end of the hallway is the bathroom and, directly next to it, the bedroom facing to the very quiet, green inner patio. Right oposite to the square shaped bedroom, there is also a practical niche with a built-in wardrobe and integrated full size mirror in the hallway, so right between bed room and bath room. Thus a seamlees, on-the-fly professional dress-up in the morning is ensured.

In general, the flat on the top floor is very bright and quiet, and can nevertheless be reached comfortably throughout from the ground level or underground car park using the lift. Or the stair case for an ‚integrated free-of-charge physical exercise‘. Thanks to the ensemble's opening to the southeast, the Alpine peak chain can be admired from the flat on a clear day.

Furniture and Equipment

This is complemented by a free-standing Bosch fridge-freezer with zero-degree compartments ('Crisper-/Fresh-Box') in a stainless steel look. There also is a small folding table with two bar stools for the quick working day breakfast. All china, glases, cuttlery, pots & pans, as well as other kitchen utensils are available – of course including a coffee mashine.

The Rohde & Schwarz factory site, the Technical Town Hall (with its round glass tower visible from afar) and the Telekom Towers are all within walking distance. Both the distinct nightlife in the former KunstparkOst and the Optimol area, as well as the extremely popular nightlife and strolling district of Haidhausen with its turn-of-the-century buildings and countless original shops, bars and restaurants are within walking distance and offer urban flair for every taste and every situation.

The Isar river, Praterinsel isle, Maximiliansanlage park, Muffathalle concert hall & beer garden, Müllersches Volksbad public art nouveau spa, Europe’s largest technology & science ‚Deutsches‘ Museum and the Gasteig culture palace with its city library and current philharmonic hall are also about 10 minutes away by bicyle or just one S-Bahn (metro) stop away.
